Terms of service

Last updated : 6 October 2026

These terms of service (the “Terms”) govern access to and use of the Séjoria service, published by MCP, operating the Séjoria service and brand, a French single-shareholder simplified joint-stock company (SASU) with a share capital of 1 000 €, registered under SIREN number 939 160 206 (SIRET 939 160 206 00016), intra-EU VAT number FR06939160206, whose registered office is at 49 rue Frédéric Chopin, 97419 La Possession, La Réunion, France.

They apply to anyone who accesses the service, whether the Customer or one of its Users. Using the service means full acceptance. If you do not accept them, do not use the service. The French version prevails; this translation is provided for information.

1. Definitions

  • “Service”: the online short-term rental management platform, its web interfaces, connected messaging channels and documentation.
  • “Customer”: the person who has subscribed or benefits from a free trial.
  • “User”: anyone the Customer authorises to use the Service (staff, contractor, partner).
  • “Property”: a unit declared in the Service.
  • “AI Concierge”: the conversational agent that carries out tasks in the Service and on connected channels.
  • “Customer Content”: all data, text, images, documents and settings entered, imported or generated in the Service by the Customer or its Users.
  • “Guest Data”: personal data of guests and other data subjects within the Customer Content.
  • “Third-Party Integration”: an external service connected to the Service (booking platforms, channel manager, payment, messaging, calendar, pricing).

2. Access and licence

Subject to a valid Subscription and compliance with the Terms, Séjoria grants the Customer, for the term of the Subscription, a personal, non-exclusive, non-transferable, non-sublicensable and revocable right to access and use the Service for its own Properties, worldwide.

This right is limited to the number of Properties subscribed and the Users the Customer declares and answers for. It gives no right in the source code, architecture, models or documentation.

3. Account and security

Access is by personal credentials. The Customer and its Users keep them confidential, enable two-factor authentication where available and do not share them. Each account is named.

The Customer is responsible for all activity under its credentials, including by Users, and informs Séjoria without delay of any loss, theft or unauthorised use. Séjoria may force a reset or suspend access where a security risk is detected.

The Customer manages its Users’ rights, removes access for anyone leaving its team without delay and ensures everyone knows the Terms.

4. Strictly prohibited uses

The following are prohibited and constitute a serious breach allowing immediate suspension.

Misuse of the Service

  • reselling, renting, sublicensing, sharing or making access available to third parties, or using the Service for properties that are not the Customer’s;
  • using one account for several people or entities beyond declared Users;
  • creating multiple accounts to circumvent the free trial, quotas, a suspension or the Subscription price.

Attacks on the technology and data

  • copying, modifying, translating, decompiling, disassembling or attempting to extract the source code, models, instructions or settings, except as mandatory law allows;
  • extracting or re-using, systematically or substantially, any part of the Service’s data or databases, including by scraping, bots or automated access not provided by the Service (database right, Articles L.342-1 et seq. of the French Intellectual Property Code);
  • bypassing security, authentication, access-control or rate-limiting mechanisms;
  • testing the Service’s vulnerability, running a penetration test, overload or denial of service without prior written consent;
  • introducing a virus, malicious code or any program meant to disrupt, alter or spy on the Service or its users.

Use of the AI Concierge

  • making it produce or distribute unlawful, misleading, defamatory, discriminatory or harassing content, or unsolicited bulk messages;
  • attempting to divert the agent from its rules or permissions (prompt injection, bypassing safeguards, extracting its instructions);
  • impersonating a person or company, or misleading a guest about the automated nature of the correspondent where the law requires disclosure.

Competitive and abusive use

  • using the Service to design, train, benchmark or improve a competing product, or to reproduce its features, ergonomics or content;
  • harming the image, brand or reputation of Séjoria, or of its customers and partners;
  • using the Service in breach of law or third-party rights, including for an undeclared or unlawful rental activity, or for fraud or discrimination.

5. The AI Concierge

The AI Concierge is an assistance tool based on artificial-intelligence models. It drafts, proposes and, within the scope granted by the Customer, carries out actions in the Service and on connected channels (dashboard, messaging apps, platforms).

Permissions set by the Customer

For each capability, the Customer chooses one of three levels: “allowed” (the agent acts alone), “confirmation required” (the agent prepares, the Customer approves) or “forbidden”. A forbidden capability stays forbidden on every channel. The Customer is responsible for actions carried out within the scope it has authorised, for example blocking dates, sending quotes, publishing replies to reviews or sending messages to guests.

Nature of results

AI models are probabilistic: outputs may contain errors, omissions or unsuitable wording. The Customer undertakes to supervise the AI Concierge and to check content before relying on it for an important decision. Generated content is neither legal, tax or accounting advice nor a commitment by Séjoria.

Safeguards

Within its best-efforts obligations, Séjoria applies these safeguards: quote and price amounts are calculated by the software from the Customer’s grids, not by the model; proposals awaiting approval expire after a configurable delay; the agent asks the Customer when in doubt; the Customer can take over at any time.

Learning

When the Customer corrects or replaces an AI Concierge reply, Séjoria may memorise that correction to improve future replies within that Customer’s space only. Customer Content is not used to train a model made available to other customers without the Customer’s separate prior consent. The Customer may erase these memorised items or ask for their deletion.

Informing guests

The Customer informs guests, where law or circumstances require, that they are dealing with an automated system, including under Regulation (EU) 2024/1689 on artificial intelligence.

6. Customer Content and Guest Data

The Customer remains sole holder of rights in its Customer Content. It grants Séjoria a non-exclusive, worldwide right, limited to the term of the contract, to host, reproduce, process and display it solely as needed to provide the Service.

The Customer warrants that its Customer Content is lawful, that it holds the necessary rights (photographs, descriptions, trademarks), and that it collected Guest Data fairly, transparently and lawfully. It indemnifies Séjoria against any third-party claim, damage or penalty resulting from unlawful Customer Content, infringement of third-party rights or non-compliant use.

The Customer is controller of Guest Data; Séjoria acts on its behalf under the data processing agreement.

Notes, tags and assessments recorded about individuals must be relevant, adequate, objective and not excessive. The Customer must not enter special-category data under Article 9 GDPR, except where legitimately necessary and on an appropriate legal basis.

7. Third-party integrations and payments

The Service may be connected to Third-Party Integrations (for example Beds24, Stripe, PayPal, PriceLabs, Google Calendar, WhatsApp, Telegram, and booking platforms). Their use is subject to those third parties’ terms, which the Customer accepts directly.

Séjoria controls neither the availability, rules nor technical or commercial changes of those third parties. A failure, limit or change of an interface may interrupt or alter a synchronisation without Séjoria being liable. Séjoria does not guarantee continuity of any Third-Party Integration.

8. Customer’s obligations regarding its activity

The Customer alone is responsible for its rental activity, compliance with applicable regulations and its relations with guests, providers and authorities: declarations and permits (notably with the town hall), registration number, maximum rental days, tourist tax, tax, social and accounting obligations, co-ownership rules and insurance.

Documents and calculations produced by the Service (invoices, tourist tax statements, quotes, template contracts) are management aids built from the Customer’s settings and not reviewed by a legal, tax or accounting professional. Séjoria does not guarantee their completeness or suitability. The Customer checks them and, where needed, takes advice.

9. Availability, maintenance and support

Séjoria endeavours to keep the Service accessible at all times, without guarantee. Access may be interrupted for planned maintenance, announced where possible, or in an emergency, without notice or compensation, to protect security or integrity.

Support is provided by email at contact@sejoria.com on business days. It covers normal use of the Service and excludes individual training, bespoke development, or fixing issues caused by misuse or a Third-Party Integration.

10. Changes to the Service

Séjoria evolves the Service continuously and may add, change or remove features. If an essential feature is substantially removed, the Customer may terminate its Subscription free of charge within thirty (30) days of being informed.

Bespoke developments requested by the Customer are made only on an accepted quote and remain the property of Séjoria unless otherwise agreed in writing.

11. Intellectual property

The Service, its code, architecture, interfaces, knowledge bases, documentation, the Séjoria brand and logos are the exclusive property of MCP SASU or its licensors. Any unauthorised reproduction, representation, adaptation or use is prohibited and constitutes infringement.

Feedback, ideas and suggestions the Customer provides about the Service may be used freely by Séjoria without compensation, provided its confidential data is not disclosed.

12. Confidentiality

Each party keeps confidential the other’s non-public information it accesses (commercial, technical, financial data, negotiated prices, how the Service works) and will not disclose it or use it other than to perform the contract, during its term and five (5) years after. Public information, information already known, or disclosed under a legal obligation is excluded.

13. Personal data

Séjoria processes the personal data of the Customer and its Users as controller, and Guest Data as processor. The applicable rules are in the privacy policy and the data processing agreement.

14. Reporting unlawful content

Séjoria acts as host of the Customer Content. It has no general monitoring duty, but removes or disables access to manifestly unlawful content notified to it in accordance with Article 6 of French Law No. 2004-575 of 21 June 2004, as soon as it becomes aware. Notices go to contact@sejoria.com.

Séjoria may, without notice, remove or suspend content or an account where required by law or an authority, or where use contrary to the Terms is established.

15. Suspension and termination

Séjoria may suspend or close an account, without notice or compensation, for breach of the Terms, risk to security or third parties, fraudulent use or an order from an authority. Payment and end-of-contract provisions are in the terms of sale.

Clauses which by nature should survive the end of the contract (intellectual property, confidentiality, liability, warranties, disputes) continue to apply.

16. Liability

Séjoria owes an obligation of best efforts. It is not liable for damage resulting from: use contrary to the Terms or documentation; Customer Content, Guest Data or actions the Customer authorised the AI Concierge to take; a Third-Party Integration or network failure; a virus or attack that reasonable security measures could not prevent; or decisions the Customer takes from the Service’s information.

Applicable limits, caps and exclusions are those in the terms of sale, which apply to these Terms. They do not apply where the law prohibits it and do not deprive Consumers of their statutory rights.

17. Changes to the Terms

Séjoria may amend the Terms, in particular to reflect changes to the Service or the law. Changes are notified by email or in the Service at least thirty (30) days before taking effect. Continued use afterwards is acceptance; a Customer who refuses may terminate free of charge before that date.

18. General provisions and governing law

If a clause is void or unenforceable, the others remain in force. Failing to rely on a breach is not a waiver. The Terms, the terms of sale and the data processing agreement form the entire agreement of the parties on the Service.

The Terms are governed by French law and written in French, which prevails. Dispute resolution, mediation and jurisdiction rules are those of the terms of sale.
